The project involves the environmental remediation and complete redevelopment of the "GENERAL RAI HEADQUARTERS" building in Rome, in Viale Mazzini number 14.

Based on the specific functional and distributional adaptation requirements of the RAI Directorate, a total strip-out (civil, architectural and technical installations) is planned, followed by the reconstruction of all the building areas, from the basement to the façades.

In terms of architecture and facades, the concept was completely redesigned according to the highest quality standards and in line with the Minimum Environmental Criteria (CAM), thanks to the experience of the architectural designer ACPV and FACES.

The installations designed by DBA PRO. have been developed to achieve the highest environmental sustainability standards. To this end, technologies that can reduce primary energy consumption have been considered, thanks to decarbonisation processes and the use of highly energy-efficient systems and components from renewable sources.

In addition, solutions to maximise the physical safety of people and the environmental quality of the workplace, thermo-hygrometric comfort, air quality, lighting comfort, and noise reduction have been incorporated into the design.

The project also focuses on maximising the level of reliability and automation of the systems to be installed, the flexibility and modularity of the systems to allow for the possible reconfiguration of spaces according to new needs, and the maintainability of the various equipment. LEED and WELL certifications are planned.

From the perspective of information, the development of the BIM project was set up following the Client's guidelines in order to guarantee the management of the design phase and ensure an information model containing the minimum information for the subsequent implementation in the construction phase and, subsequently, for the Hand Over phase (Testing and Delivery according to UNI 11337) the possibility of acquiring all the information within the AIM, according to RAI standards, to start the subsequent Operation and Maintenance phases.

DBA PRO. was in charge of the Model Set-up for all components of the Real Time Interface (RTI), establishing the coordination models, implementing the Common Data Environment (CDE) for the exchange of models and information between the RTI, the Client and all the project stakeholders (Autodesk Construction Cloud), as well as developing the Revizto BIM coordination platform (Clash Management and Project Issues).
